A mobile or manufactured home inspection is similar to a brick-and-mortar structure inspection, however there are some specific areas that differ. Your mobile or manufactured home is constructed differently. Some areas are more vulnerable to damage; some systems are visible, and some are not.
Space is a concern for mobile or manufactured homes. Most wiring, plumbing and ductwork is done in the crawl space under the home. These areas are not always visible due to being covered by a sheathing, sealed in a plastic, membrane or both to protect the underside of the home against moisture and/or pests. It is important that there are no bulges or tears in this covering.
Mobile homes are usually installed on block piers and have tie downs.
The metal sheathing should be grounded.
If we are not able to physically enter the crawl space, we use our rover to enter the crawl space and inspect.
Attic spaces are typically not accessible, although there may be a small access.
